Set in a courtyard with its own enclosed garden and hot tub, this stone barn conversion offers a true home-from-home for a party of four and two canine companions. A great base for a holiday that can be both busy and laid-back, it’s surrounded by countryside and within striking distance of the Ceredigion coast.
Sharing its large courtyard setting with similar properties, this charming converted barn welcomes guests into an open-plan living space with all the creature comforts of home. Cook up a feast in the rustic-style kitchen, share food, drinks and conversation at the dining table then settle down in the lounge area where comfortable seating is perfectly positioned for switching on the Smart TV and catching up with your favourite programmes. When it’s time to sleep, two inviting bedrooms await on the first floor – one with a king-size bed and the other a twin room – alongside a modern shower room. Your living space extends outdoors: to the side of the property, there’s an enclosed patio where you can light up the BBQ and pizza oven and, once your stomachs are settled, lie back in the hot tub and gaze at starry skies. A shared BBQ and fire pit area offers the opportunity to make new friends, and there’s a field for the dogs to dash around in too.
The West Wales coastline is stunning – head to the pretty seaside town of New Quay (15 miles) for a fabulous harbour, sandy beaches and a fine selection of restaurants, shops and cafes. A little further along is Aberaeron (17 miles), famous for its colourful Regency houses and sheltered harbour. Closer to home, the market town of Lampeter has a strong textile tradition – don’t miss the Welsh Quilt Centre when you visit. Founded by Royal Charter in 1822, St David’s College, now part of the University of Wales Trinity St David, is built around the remains of a Norman castle mound and has a quadrangle, chapel, library and main hall modelled on the Oxford and Cambridge colleges.

For shopping and eating out, the market towns of Newcastle Emlyn and Llandysul are both within 8 miles. The elegant barn conversion enjoys a peaceful location on private farmland. Step inside and into a spacious lounge/kitchen/diner with a vaulted ceiling, skylights, and a feature stone wall. The decor is contemporary and chic, with natural tones and textures. Along one wall is a sleek kitchen, with everything needed for a self-catering holiday. An art deco-style dining table provides the perfect setting for family mealtimes, and there’s a comfortable lounge area with an L-shaped sofa, Smart TV, and cosy wood burner. Two small flights of stairs at either end of the barn lead to two separate bedrooms, a double room with a Smart TV and en-suite bathroom, and a king-size bedroom with a Smart TV and en-suite shower room. The third bedroom is on the final floor upstairs, boasting a king-size bed, another Smart TV, and an en-suite shower room. Outside, to the rear of the property is a patio and a raised terrace with outdoor furniture and a BBQ. Spend time here, dining alfresco in summer months and admiring the breathtaking scenery from your bubbling hot tub. There is also a small patio area to the front of the barn.
The beauty spot of Cenarth Falls is just 11 miles from the property and is a must for the itinerary. Enjoy relaxing strolls alongside the cascading waterfalls or find a picturesque spot for a picnic next to the river.
